Learn how room type and room rate availability work, and where to manage it.

How room type availability works

When you set up rooms and rates in your platform, availability is linked to the room type by default. This is also known as linked availability.

  • Simply update your availability for each room type

  • Updates to the room type availability apply to all connected room rates and channel rates

💡 If you multi-map two room rates with linked availability to the same room rate on a connected channel, they still share the total availability from their room type.

Manage room rate availability independently

If you want to manage availability independently of a room type for each room rate, contact our support team to enable this setting. Confirm first whether your channels support room rate availability, since not all of them do.

➕ For example, if you have five rooms and one discounted non-refundable rate, you might want to only sell one non-refundable rate at a time.

💡 To temporarily block availability for specific rates or channels instead, add a stop sell. For example, apply a stop sell to your discounted rate for a set period while keeping your other rates open.

Where to manage availability

Where you manage availability depends if you have a connected system (PMS/RMS):

  • If you have a PMS/RMS that syncs availability values to SiteMinder: Update directly in your PMS/RMS — not in SiteMinder. Any manual changes made in the SiteMinder inventory grid will be overwritten by your connected system

  • If you don't have a PMS/RMS, or it doesn't availability: Update in your SiteMinder inventory grid (as long as the channel rate supports receiving availability data from SiteMinder)
