About rate plans
Rate plans let you sell room types with different pricing and restrictions to attract more travellers and increase reservations.
Create a rate plan, then assign it to a room type to configure the pricing and restrictions — this creates a "room rate". Once the room rate is created, you can map the room rate to channels and your connected property management system (PMS), revenue management system (RMS), or central reservations systems (CRS).
Types of rate plans
Common rate plans include:
Standard — your base rate or rack rate
Non-refundable — typically cheaper than the standard rate with no cancellation allowed
Breakfast included — usually more expensive than standard rate
Minimum length of stay — often cheaper than standard rate with a minimum night restriction
Derived rate plans let you create discounted rates based on another rate plan. When you update the base rate, all derived rates adjust automatically.
➕ For Example: Create a Non-refundable rate plan at 15% below your Standard rate, or a Breakfast included rate at an additional AUD 20 per night.
⚠️ Derived rates only affect the rates in your Inventory grid. Extra person charges (extra adult rates and extra child rates) are not included in the derivation and must be updated manually for each rate plan.
Special rate plans: Create mid-week or weekend deals, early bird or last-minute offers, and rates with alternate check-in and check-out times.
Seasonal rate plans: Create special rate plans for holidays and events like Christmas, New Year's Eve, Valentine's Day, Easter, and tourist attractions in your area.
Create a rate plan
To create a new rate plan:
Go to Rooms and rates > Rate plans.
Click Add a rate plan.
Fill in your rate plan details.
Click Save.
When creating your rate plan, configure these settings:
Field | Description |
Rate plan name | A clear name to identify your rate plan in your platform (not visible to guests) |
Rate plan description | Additional details about your rate plan (not visible to guests) |
Minimum length of stay | Set the minimum number of nights guests must book |
Maximum length of stay | Set the maximum number of nights guests can book |
Release period | Days in advance a booking must be made (also known as "advance purchase" restriction) |
Inclusions | Meals included in your rate (sent to supported channels like Booking.com) |
Minimum rate | Lowest price allowed for this rate plan |
Direct booking controls | Date filters and discounts for your direct booking rates (Direct Booking) |
Rate setup for manual input | Manually input daily rates in your inventory |
Rate setup for derived rates | Automatically calculate rates based on another rate plan by an amount or percentage. Note derived rates cannot be manually modified in the Inventory grid |
After creating your rate plan, you'll be prompted to assign room types, which will create the room rate. Click Assign room types and select which room types to include. For each room type, you'll need to enter the Full rate (your base rate or rack rate), Included occupancy, Extra adult rate, and Extra child rate. Once assigned, you can edit the room rate to adjust settings specific to that room rate, for example, any overrides to rate plan settings.
After assigning room types to your rate plan and creating room rates, you can map these room rates to channels. You can always return to edit your rate plans and room rates as needed.
Edit a rate plan
To update a rate plan's settings:
Go to Rooms and rates > Rate plans.
Click on the rate plan you want to modify, then click Edit.
Make your changes.
Click Save.
Note:
To update pricing and restrictions, go to Distribution > Inventory or in your PMS/RMS/CRS if applicable. Important: remember if you have a connected PMS/RMS/CRS that sends the inventory update, manage the inventory in your connected system, not in the inventory grid
When you edit certain rate plan settings, the changes only apply to new inventory calendar dates. To update existing dates, (example if you need to update pricing) you must manually update them in your Inventory grid in Distribution > Inventory.

Delete a rate plan
To delete a rate plan:
Go to Rooms and rates > Rate plans.
Click on the rate plan you want to delete, then click Delete.
Click Delete again to confirm.
⚠️ Note:
Deleting a rate plan will delete all associated room rates from your SiteMinder platform and rate plan updates will no longer be sent to channels
Deleting a rate plan does not remove it and associated room rates from your channels or connected PMS/RMS/CRS. You must manually remove the rate plan from your channels’ extranet and connected systems.
You will not be able to delete a rate plan if there are past, present or future reservations without status cancelled or checked-out. If you attempt to delete it, you will see an error message if the rate plan has any open reservations. In the meantime, you can apply stop sells and wait until the last reservation has been checked-out before you delete the rate plan.
