Create and manage rate plans

How to create, update, and delete rate plans in your SiteMinder platform.

Rate plans let you sell room types with different pricing and restrictions. Create a rate plan, then assign it to a room type to configure pricing and restrictions — this creates a room rate.

Once the room rate is created, you can map it to channels and your connected property management system (PMS), revenue management system (RMS), or central reservations system (CRS).

Create a rate plan

To create a new rate plan:

  1. Go to Rooms and rates > Rate plans.

  2. Click Add a rate plan.

  3. Fill in your rate plan details.

  4. Click Save.

When creating your rate plan, configure these settings:

Minimum length of stay

Set the minimum number of nights guests must book

Maximum length of stay

Set the maximum number of nights guests can book

Release period

Days in advance a booking must be made (also known as "advance purchase" restriction)

Inclusions

Meals (breakfast, lunch, or dinner) automatically display on your direct booking engine and are sent to some channels (such as Booking.com) depending on what each channel can receive

Minimum rate

Lowest price allowed for this rate plan

Direct booking controls

Date filters and discounts for your direct booking rates (Direct Booking)

Rate setup for manual input

Manually input daily rates in your inventory

Rate setup for derived rates

Automatically calculate rates based on another rate plan by an amount or percentage. Note derived rates cannot be manually modified in the Inventory grid

After saving, you will be prompted to assign room types. Click Assign room types, select the room types to include, and enter the full rate, included occupancy, extra adult rate, and extra child rate for each. This creates the room rate.

Once assigned, you can edit the room rate to adjust settings specific to that room rate, for example, any overrides to rate plan settings.

Edit a rate plan

To update a rate plan's settings:

  1. Go to Rooms and rates > Rate plans.

  2. Click on the rate plan you want to modify, then click Edit.

  3. Make your changes.

  4. Click Save.

💡 To update pricing and restrictions, go to Distribution > Inventory or in your PMS/RMS/CRS if applicable. Important: remember if you have a connected PMS/RMS/CRS that sends the inventory update, manage the inventory in your connected system, not in the inventory grid

⚠️ When you edit certain rate plan settings, changes do not apply to existing dates already in the inventory grid. To update rate plans settings for existing dates (example if you need to update pricing or min/max stay restrictions), make changes directly in the inventory grid Distribution > Inventory (or in your PMS, if it syncs restrictions to SiteMinder).

Settings that require manual inventory updates after updating the rate plan:

  • Default minimum stay

  • Default maximum stay

  • Manually input daily rates

Delete a rate plan

To delete a rate plan:

  1. Go to Rooms and rates > Rate plans.

  2. Click on the rate plan you want to delete, then click Delete.

  3. Click Delete again to confirm.

⚠️ Before deleting a rate plan:

  • Deleting a rate plan will delete all associated room rates from your SiteMinder platform and rate plan updates will no longer be sent to channels

  • Deleting a rate plan does not remove it and associated room rates from your channels or connected PMS/RMS/CRS. You must manually remove the rate plan from your channels’ extranet and connected systems.

  • You cannot delete a rate plan if there are past, present or future reservations without status cancelled or checked-out. If you attempt to delete it, you will see an error message if the rate plan has any open reservations. In the meantime, you can apply stop sells and wait until the last reservation has been checked-out before you delete the rate plan.
