About booking restrictions
Control your room availability and booking conditions across all your distribution channels through the inventory grid. Apply stop sells to close out dates, set minimum stay requirements for peak periods, maximum stay limits, and manage arrival or departure restrictions.
⚠️ Important:
If you have a property management system (PMS), central reservations system (CRS), or revenue management system (RMS) that syncs inventory restrictions to SiteMinder, make all inventory updates in your PMS/RMS/CRS. Do not make any manual updates in your SiteMinder platform or they will be overwritten.
Restrictions include:
Stop sell — closes availability for specific dates, preventing any new bookings
Minimum length of stay (MinLOS) — the minimum number of nights a guest must book, useful for peak periods
Maximum length of stay (MaxLOS) — the maximum number of nights a guest can book, helpful for limiting extended stays
Closed to arrival (CTA) — no check-ins allowed on specific dates, often used for busy changeover days
Closed to departure (CTD) — no check-outs allowed on specific dates, managing departure patterns
Release period — the minimum number of days in advance guests must book
Where to set and manage restrictions
If you have a property management system (PMS), central reservations system (CRS), or revenue management system (RMS) that syncs inventory restrictions to SiteMinder, make all inventory updates in your PMS/RMS/CRS. Do not make any manual updates in your SiteMinder platform or they will be overwritten.
If you manage restrictions in your platform, you can set restrictions at the rate plan level or in your inventory grid:
Inventory grid: Distribution > Inventory.
Rate plans: Rooms and rates > Rate plans. If you set default restrictions at rate plan level, you can apply an override for specific room rates if needed.
Note: If a channel does not support certain restrictions sent from SiteMinder, check if you can set up and manage those restrictions directly in the channel's extranet. Different channels support different restriction types.
Set up and manage restrictions in the inventory grid
To set up and manage your restrictions via the inventory grid:
Go to Distribution > Inventory.
Click the dropdown menu for a rate to toggle between Rates, Stop sell, CTA, CTD, Min stay, and Max stay.
Add or change a restriction for a specific date — simply update each cell individually in the inventory grid.
Or to make changes in bulk, use the Bulk update button or the lightning button.
Click Save.
To view your restrictions (stop sell, min stay, max stay, and CTA/CTD) for a specific channel rate in the inventory grid:
Find the room rate.
Click on the down arrow [x channel v) to expand associated channel rates.
Toggle between rates, stop sell, CTA, CTD, min stay, and max stay using the drop-down.
View or update restrictions for the channel rate.
Save any changes you make.
💡 Note: You can also set up default minimum and maximum length of stay restrictions when creating or editing a rate plan or room rate (not date-specific).
Set default restrictions for rate plans
To set default restrictions in rate plans:
Go to Rooms and rates > Rate plans.
Click on a rate plan to edit or click Add a rate plan to create a new one.
In the Restrictions and Inclusions section, set the default restrictions you need: Default minimum stay, Default maximum stay, and Release period.
Click Save.
You can override restrictions for specific room rates if needed.
Stop sell specific channels
Close availability for the whole room type, or close availability for specific channels.
Go to Distribution > Inventory.
Click on a room rate’s down arrow to see the linked channel rates.
Click on the Rates down arrow and select Stop sell.
Tick all dates where you want to apply the stop sell.
Click Save.
Set a release period
To set up or update a release period (minimum advance reservation restriction):
Go to Rooms and Rates > Rate plans.
Edit or create a rate plan.
Enter a value into the Release period field.
Click Save.
Release periods set the minimum number of days in advance that guests can book your rooms. For example, a release period of 3 means guests must book at least 3 days before check-in. This helps you manage last-minute bookings.
