Monitor your competitors' rates to make better pricing decisions and help maximise revenue.

The competitor rates report is available with Insights when subscribed to SiteMinder Plus.

About the competitor rates report

The competitor rates report shows you real-time comparisons between your property’s rates and those of up to ten competitors, helping you to make better pricing decisions to maximise occupancy and revenue.

Where the data comes from:

  • Competitor data is sourced from Booking.com. Competitors must be connected to Booking.com and have open availability for their rates to be included in the report.

💡Refine the competitor rates report by filtering data based on number of nights, guests, meals included, or cancellation policy.

Manage competitors (add or remove competitors)

To add, change, or delete competitors from the competitor rates report:

  1. In Insights > Competitor rates, click on Manage competitors.

  2. Search for a competitor in the drop-down list, or click on the pinpoint icon to switch to the map view.

  3. Select up to ten competitors (we recommend a minimum of three to display accurate data), then click Save.

Pricing comparisons in the calendar view

Click on the calendar / graph icon at the top right of the report to switch between the calendar and graph view.

In the calendar view, you can easily view the percentage difference of your property’s lowest rate, compared to the lowest rate of your competitors for a given day.

The cell will be red if your rate is higher than your competitors’, or green if it is lower. Pricing comparison rules will determine at what specific percentage your rates are considered higher or lower than your competitors’ rates:

To set your Pricing comparison rules, click on the green arrow and red arrow button at the top right of the calendar/graph.

Note:

  • “SOLD” means either the room is sold out, or a minimum length of stay restriction is applied.

  • “Unavailable” means that the property is not offering any rooms for that day.

  • “MLOS” means that a property has a minimum length of stay restriction applied.

View data in the graph view

View your competitors rates on a graph. The table below the graph will display:

  • Your competitors’ rates.

  • Rooms sold — the number of rooms sold per day, with an up or down arrow indicating an increase or decrease compared to the previous year.

  • Median rate — the median rate across all your competitors, which is calculated including all available rates of your competitors. Compare the median rate to your property’s lowest rate.

Note:

  • Data in the competitor rates report is automatically refreshed every 24 hours but you can manually refresh the data by clicking on Refresh at the top left of the calendar/graph.

  • To download the competitors rates report into a .csv file, click the Download CSV button at the top of the page.
