How does dynamic pricing work?
Get tailored pricing recommendations powered by IDeaS, based on real-time property, competitor, and event data — delivered directly to you.
Access pricing recommendations and action immediate rate or channel adjustments wherever you are with the mobile app, or review at your own time in the SiteMinder platform (Insights > Dynamic pricing).
How are pricing recommendations generated?
Pricing recommendations are powered by IDeaS' industry-leading pricing engine combined with SiteMinder's comprehensive market data. The system analyses multiple factors including:
The property’s rates and inventory entered in SiteMinder
Current market rates
Historical booking patterns
Local events and holidays
Source market demand
Competitor pricing strategies
Note: Price recommendations typically exclude taxes and additional fees.
How do I enable dynamic pricing?
To receive pricing recommendations with Dynamic Revenue Plus:
Log in to your SiteMinder platform (web version).
Go to Insights > Dynamic pricing.
In the banner, click on Select a rate plan to get started.
Select which rate plan you want to receive recommendations for.
Tick Tax inclusive rates if your rates include tax.
Click Enable.
What needs to be set up before enabling dynamic pricing?
To enable dynamic pricing with Dynamic Revenue Plus, you will need:
At least one rate plan (we recommend your BAR rate) with at least one room type assigned
At least two Booking.com competitors set up in the Competitor rates report
A rate plan that is not derived from another rate
The room type assigned to the rate plan only once. This ensures accurate pricing recommendations
To manage pricing directly in your SiteMinder platform. Rate updates will not sync from your PMS/RMS to your platform, or vice versa. Availability and restriction updates will still flow from your PMS as normal.
Note: Once Dynamic Revenue Plus is enabled, it may take up to 90 days before you start receiving pricing recommendations from IDeaS.
Are rate updates for dynamic pricing automated?
When dynamic pricing is enabled, you have full control over how you handle pricing recommendations:
Review and apply each pricing recommendation manually in a few taps with your SiteMinder mobile app, or review recommendations in the web version of your platform.
Enable automatic updates to adjust your rates based on recommendations, saving you time and ensuring you never miss an opportunity.
To automate rate adjustments based on recommendations:
Log in to your SiteMinder platform (web version).
Go to Insights > Dynamic pricing.
Click on the settings icon.
Select the room types to automatically update with pricing recommendations (for the selected rate plan).
Rates will be automatically adjusted based on each pricing recommendation.

What mobile alerts will I receive?
Take immediate control and respond instantly to mobile notifications and action immediate rate or channel adjustments wherever you are with the mobile app, or review at your own time in the SiteMinder platform.
Get real-time updates for:
Pricing recommendations — Price with confidence with data-driven pricing recommendations. Choose to update prices manually or automatically
Pace insights — see when your booking pace changes significantly compared to your market
Local events — Get alerts about local events predicted to drive demand so you can take immediate action to adjust pricing and maximise revenue
Competitor and market Market changes — Get alerts comparing your booking and pace performance to your local market that track changes in room nights, total room revenue, and ADR compared to the same day last year, adjusted for the same day of the week
Act instantaneously to unexpected opportunity alerts by making immediate rate or distribution changes such as applying a stop sells or minimum length of stay restrictions in a few taps on your SiteMinder mobile app.
💡To get competitor alerts, add at least three properties to your competitor set in Insights > Competitor rates.
How do I enable mobile notifications?
Simply download the free SiteMinder Mobile App today on the Apple App Store and Google Play Store and log in with your existing SiteMinder account.
To ensure you receive mobile alerts, make sure to “Allow notifications” when prompted by the app.
To turn on/off notifications, in your SiteMinder mobile app, tap on the settings icon > tap on Notification settings > enable/disable alerts for Dynamic Revenue Plus.
How can I see who
actioned opportunities?
In your SiteMinder platform:
Log in to your SiteMinder platform (web version).
Go to Insights > Dynamic pricing.
Click on the icons under the View filter to view by calendar or list view.
In the History column, click on the history icon to view the history of price changes, including date/time updated, the price change, and who actioned it.
In your mobile app:
On the Home page, tap View calendar next to Dynamic pricing.
In the Calendar tab, tap on a date, then tap the Activity tab. In the List tab, tap View day then tap into the Activity tab.
I got an alert for an opportunity, but now it’s gone
All opportunities are time sensitive and will expire when they are no longer relevant.
However, if anyone at your property has actioned an opportunity, in your mobile app, tap into Dynamic pricing and tap on a date, then go to the Activity tab. View current notifications in the Notifications tab.
Why did my inventory changes revert back?
If your inventory changes reverted after making updates in your SiteMinder platform for a Dynamic Revenue Plus opportunity, this could be due to your connectivity settings:
If you are connected to a property management system (PMS) with rate updates flowing to SiteMinder, and dynamic pricing automation is not enabled, any rate changes you make in your SiteMinder platform may be overwritten by the inventory sent from your PMS.
When dynamic pricing automation is enabled, you will manage pricing directly in your SiteMinder platform. Rate updates will not sync from your PMS/RMS to your platform, or vice versa. Availability and restriction updates will still flow from your PMS as normal.

What market data do I have access to?
View comprehensive performance and pace insights for your local market (destination market) in the Booking performance, Pace, and Availability reports within Insights. Filter market data by your local region or country by using the Destination market filter.
Data for your destination market includes:
Room revenue and total revenue
Total reservations and room nights
Average daily rate (ADR) and length of stay (ALOS)
Channel mix performance in your local market
Source market booking patterns
Market fulfilment and availability
What is a ‘Destination market’?
A destination market is the geographical area in which your property is located. A destination market region takes into account at least 30 other properties in the region. If your property is in a remote location with few other properties, the region will cover a larger area.
How is pace calculated for Destination market data?
Pace data compares both trends at your property and the destination market to a previous period. The percentage of reservations for the current period is divided by the percentage of reservations for the corresponding previous period. You can select any comparison period, such as year on year.
Where is Destination market data sourced from?
Destination market data is derived from aggregated booking data from a variety of distribution sources for your specific location. All source data is anonymised and aggregated.
How often is Destination market data refreshed?
Destination market data is refreshed once every 24 hours.
What events and holidays data do I have access to?
View upcoming events and holidays in your pace report in Insights. You will also get mobile alerts for high-impact events via the SiteMinder mobile app.
You will have access to:
Events and holidays for the next 365 days including concerts, sports, conferences, public holidays, and school holidays for your top source markets
Five years of historical event data to help track demand patterns and predicted accommodation demand
Billing
How much does Dynamic Revenue Plus cost?
Dynamic Revenue Plus is priced based on a percentage of your property's reservation value on completed stays. To learn more about Dynamic Revenue Plus, enquire here.
How will I be billed for Dynamic Revenue Plus?
On the 16th of each month, you will receive an invoice for commission fees on completed stays in the previous month. You can also go to your self-service Billing portal to view a breakdown of all commissions charged through Dynamic Revenue Plus.
To access your Billing portal, log in to your SiteMinder platform > click on your property name > then select Billing from the drop-down menu.
How do I cancel Dynamic Revenue Plus?
To de-activate/cancel your Dynamic Revenue Plus subscription, please contact our support team.
