How to Map to Airbnb, and the settings to configure when mapping.

💡 Mapping your room rates to Airbnb will create your listings on Airbnb or connect them to your existing listings. Each room rate you map becomes a separate listing on Airbnb.

About mapping to Airbnb

When mapping a room rate, you can:

  • Map to an active listing — content will be pre-filled from Airbnb, but can be edited.

  • Create a new listing — the only option if there is no active listing on Airbnb yet.

About the Synchronisation category:

Choosing the Airbnb Synchronisation category is only available during initial mapping to an existing listing. After mapping, check and edit sync preferences in your Airbnb extranet.

Choose between:

  • Sync everything — manage all content and inventory from your SiteMinder platform. This will override your Airbnb content. Choose this if you have loaded all content in your SiteMinder platform already.

  • Sync pricing and availability — only manage inventory from your SiteMinder platform. Manage your content through Airbnb.

Map to Airbnb

To map to Airbnb:

  1. Go to Distribution > Channels.

  2. Find Airbnb and click the ellipsis button (three dots button).

  3. Select Edit rooms rates mapping which will take you to the Room rates mapping page.

  4. Click Map to Airbnb on the room rate you want to map.

  5. Configure the settings for the listing.

  6. Click Save.

💡 Note:

  • Map only one room rate per room type to prevent double bookings.

  • Each room rate you map creates a separate listing on Airbnb.

Mapping listing details

Room details

  • Enter the number of bathrooms.

  • Set up at least one bedroom, and add the bed type configuration.

  • Select a minimum of two Airbnb room type facilities.

Channel settings

  • Listing name (minimum 12 characters).

  • Select Yes to start updating the channel.

  • Select your listing type (entire home, private room, shared room).

  • Select your property type (apartment, cabin, etc).

  • Add apartment number, if applicable.

  • Note your Listing ID (needed for Airbnb support).

Advanced notice

  • Enter hours of minimum notice required for bookings (0-168). If you allow same-day bookings, set this to ‘0’.

  • Choose if guests can request to book with shorter notice.

Instant book

Let guests book your listing instantly without needing to send a booking request and waiting for your approval. Manage which types of guests can book your property instantly.

  • Choose who can instant book (type of guests allowed): Everyone or Well-reviewed guests.

  • Add an instant book welcome message (optional, 200 character limit).

  • Guests will be asked to respond to the welcome message before confirming their reservation on Airbnb. Introduce your property and ask any questions, such as reason for travel, estimated arrival time, or if transportation is needed.

  • Do not include contact details in the welcome message.

Pricing and occupancy

  • Included and maximum occupancy..

  • Set base price.

  • Enter an extra guest rate if needed (extra adult rate applies to both children and adults).

Cancellation policy

Choose a cancellation policy:

  • Flexible - Full refund up to 1 day before arrival, minus Airbnb fees.

  • Moderate - Full refund up to 5 days before arrival, minus Airbnb fees.

  • Firm - Full refund up to 30 days before, 50% refund up to 7 days before, then non-refundable.

  • Strict (grace period) - Full refund within 48 hours of booking if booked 14+ days ahead. 50% refund up to 7 days before arrival, then non-refundable.

  • Super strict 30 - 50% refund up to 30 days before arrival.

  • Super strict 60 - 50% refund up to 60 days before arrival.

Note: Super strict policies must be pre-approved via your Airbnb extranet.

Discounts

Set up and manage discounts when mapping to Airbnb:.

  • Non-refundable discount — offer a lower price when guests choose a non-refundable stay. Helps reduce revenue loss from last-minute cancellations.

  • Length-of-stay discount — offer discounts to encourage longer stays. Create multiple discounts with better rates for longer bookings.

  • Early-bird discount — reward guests who book in advance (1-36 months ahead). Offer better discounts for earlier bookings.

  • Last-minute discount — fill empty rooms by offering discounts for bookings close to arrival (1-28 days ahead). Offer better rates for closer arrival dates.

House rules

House rules explain how guests should behave during their stay.

Choose settings for:

  • Suitable for children (2-12) — select Yes or No. If No, add an explanation.

  • Suitable for infants (under 2) _ select Yes if infants can stay.

  • Events allowed — select Yes if parties and events can take place.

  • Pets allowed — select Yes if pet-friendly.

  • Maximum number of pets — select Yes if pets are allowed. If yes, select how many (1-5). The default is 5.

Note: the smoking policy syncs from room type settings. This will default to Non-smoking if no policy is set.

Additional fees

All fees are optional. Leave blank if there are no fees.

  • Pet fee — only if pets are allowed. Assistance animals are excluded.

  • Cleaning fee.

  • Short-stay cleaning fee — a lower cleaning fee for guests booking 1-2 nights.

  • Linen fee — charge per reservation or per person.

  • Resort fee — charged per reservation, as an amount or percentage.

  • Community fee — for building, community, or homeowner association (HOA) fees for short-term rental properties. Charged per reservation, as an amount or percentage.

  • Management fee — for general admin and business expenses. Charged per reservation, as an amount or percentage.

Check in Instructions

  • Select your check-in method (for example, via keypad, or receive key in person).

  • Add useful arrival information into check-in instructions.

Basic information

  • Add a brief description of shared facilities guests can access (for example, your restaurant, or pool).

  • Write a detailed property description (minimum 50 characters).

Answer Yes/No and provide information for:

  • Must climb stairs

  • Potential for noise

  • Pet lives on property

  • No parking on property

  • Some spaces are shared

  • Amenity limitations

  • Security cameras/recording devices

  • Weapons on property

  • Dangerous animals

  • Pool/hot tub without gate

  • Nearby water body

  • Climbing or play structure

  • Heights without rails

⚠️ Important safety notes:

  • You must inform guests about any potential dangers at your property, particularly for guests with disabilities, children, or pets

  • Your property must be safe for all guests

  • Any weapons must be properly stored and secured

  • Security cameras must be declared in common areas, even if not in use, and are not allowed in private spaces like bedrooms and bathrooms.

Media

During mapping, your listing media will show:

  • Images from Airbnb with an 'External' label.

  • Images you can assign from your Media library (Property settings > Media library).

Note:

  • Add at least 7 images (maximum 99).

  • At least 3 room images with a bathroom image.

  • Images must be over 800 x 500 pixels.

  • Click and drag to set display order.

  • Not meeting media requirements may result in Airbnb rejecting your listing.

Deleting External images permanently removes them from Airbnb (Airbnb listing and your Airbnb extranet). Once they’re deleted, they can’t be restored.
